Spray Foam Roofing Syetems for Commercial Flat Roofs.

WHY IS A FOAM ROOF FROM INNOVATIVE FOAM ROOFING THE BEST CHOICE FOR YOUR UPCOMING ROOFING PROJECT?

Spray Polyurethane Foam roofing with our elastomeric top coat provides the maximum insulation and protection for your roof at a very reasonable price point. Perfect for any climate, our UV protecting top coat combined with the insulating, seamless foam base will significantly cut your energy bill providing cost savings throughout the life of your building. When properly maintained, our systems can last up to 50 years, potentially removing the need for a re-roof altogether.

Although not the most well-known roofing material, building owners and contractors are starting to see the short and long-term benefits of a seamless, insulating, and durable foam roofing system.

  • With an R-Value of around "7" per inch, our roofing system couples durability with practicality. R-Value, which measures the insulations ability to resist heat flow, is the general standard when determining the insulating quality of a product. The higher the R-Value, the better the protection, keeping heat/cold air in and preventing it from leaking through your roof. Rolled asphalt has no R-Value, meaning it has zero insulating properties while our standard roofing system provides and R-Value of 11. When our roofing systems and interior foam insulation are applied to buildings with cold storage, building owners save up to 50% in energy costs!

  • Spray foam roofing creates a seamless roof eliminating the main source of leaks and failures other roofing systems face. Because the foam is applied in liquid form, the product seeps into all cracks and crevices eliminating the room for water to seep into the substrate. This seamless aspect is vital around roof jacks which, with other roof systems, are very leak-prone.

Also, because of the unique application of foam, we can adjust the slope of the roof to minimize any puddling of water on the surface.

  • Fire retardants impede the spread of flames by forming a protective barrier between a fire and a combustible material. The degree to which a product accomplishes this task is called the Flame Spread Rating. This rating provides the relative rate at which a flame will spread across the surface of the treated material. Red Oak, for example, has a Flame Spread Rating of 100. Our roofing system is considered “Class A” which has a rating of 0-25.

Cost.

Our average cost is around $8.00 to $12.00 per sq. ft. with prices fluctuating based on multiple factors.

  • How expensive your roof is will depend on many things, but, the size of your roof is the most obvious to pinpoint from afar. The larger the roof, the less expensive it will be for many reasons, the most obvious being logistics, set-up/clean-up time in relation to project size, built in delays and other general overhead costs. Contracting us for a large roof is similar to buying from Costco, while a small one is similar to buying at CVS.

  • Multiple disruptions have increased material costs over the past two years, forcing roofing systems across the spectrum to increase in price. We work to supply our materials in a fast, cost-efficient manner, allowing us to take on jobs soon after our initial conversation.

  • Not needing to tear off your existing roof is one of the prime benefits of our roofing systems. However, in most counties and states, if there are already two roofing systems on your building, one will need to be taken off before the spray foam can be applied. Assuming you have only had one roof, there are still challenges that we have to tackle, sometimes increasing cost. Damage to your substrate will need to be repaired or replaced before we can install the foam, and anything else that may hinder the roofs ability to work properly will need to be fixed before work starts.

  • We generally spray our foam at 1 1/2 inches of thickness. This thickness is adjustable depending on the level of insulation needed, with it being common for grocery stores and cold storage facilities to spray 3 inches of foam on top. Certain buildings strive for a certain R-Value, and we can tailor our thickness to exactly what you need.

  • Down time is our biggest negative cost. Rain, wind, high temperatures, and more can cause a job to be delayed. Scheduling a job during rainy season, or in a challenging climate, will be taken into account when we quote the job.

  • Because, our roofing systems seamlessly combine insulation with durability, you not only save money up front, but will over the life of your roof. Depending on how thick we spray our foam, energy costs can be cut in half! Sometimes paying for itself in 5 to 10 years!

How Spray Foam Roofing is Installed.

A foam roofing system can be applied to a new building with only minimal prep, but unlike some other roofing systems, most of the time, foam roofing can be applied directly on top of the previous roof as well. Before installation, we clean the entire roof of any debris or obstructions. Able to be installed on any roof slope, the polyurethane foam is sprayed 1 1/2 in. thick expanding and filling any seams on the surface.

After finishing this process, we follow with our acrylic-based elastomeric coating applied 40 mils thick. This protects the foam from UV rays as well as any regular foot traffic. The final elastomeric coating is embedded with granules, further protecting your roof from birds and any other harm.

When the entire process is complete, you will have a long-lasting, seamless roof system.
